Start with the full address, including the state
Texarkana spans Texas and Arkansas. Give each inspector the street address and state rather than only the city name. Confirm that the inspector can serve that property and explain which inspection agreement and standards will apply.

Compare the scope before comparing the price
Send the same property information to every provider: approximate size and age, occupancy, outbuildings, and any specific concerns. Ask for a written explanation of what is included and what would require separate arrangements. Two quotes are difficult to compare if they cover different work.
Avoid assuming that a general inspection includes every test or specialist evaluation. If your concern is a particular system or condition, name it before scheduling. Ask how inaccessible areas, occupied rooms, or equipment that cannot be operated will be handled.

- What is included in the quoted fee?
- Which concerns need a separate specialist?
- How will access limitations appear in the report?
Ask to see how findings are explained
Request a sample report with customer information removed. Look for descriptions that identify the location, explain the observed condition, and give you a useful next step. Photographs help, but a photograph without a clear explanation may leave you guessing.
A long report is not automatically a helpful one. Choose an inspector whose explanations you can follow. Ask whether you can discuss the report afterward and how to raise a question about a particular finding. Construction experience can inform an explanation, but it should not be presented as a guarantee that every hidden condition will be found.
Plan around your decision deadline
Ask separately about appointment availability and expected report delivery. Leave room to read the report, ask questions, and arrange any follow-up evaluation. Share your deadline at the first conversation instead of assuming the earliest appointment leaves enough time.
The Consumer Financial Protection Bureau recommends arranging an independent inspection early and checking an inspector’s history. It also distinguishes the inspection from an appraisal; a valuation does not answer the same questions about physical condition.
